Loan Securitication with OnRAMP Monitoring
Banco La Hipotecaria S.A. is one of Central America’s premier mortgage lenders with operations in Panama, El Salvador and Colombia. In 1997 they issued the first MBS deal in the history of Central America.
In 2006, after shopping the major investment banks in New York, La Hipotecaria chose Asset Technologies as their analytics and structuring partner for the first ever cross border MBS deal out of Panama. With a higher degree of attention, more sophisticated modeling, and lower costs Asset Technologies was an excellent fit.
The deal closed in early 2008 and included a senior tranche that was sold into the US market, a junior tranche that was sold into the local market, and a residual tranche that was retained by La Hipotecaria. The senior tranche was wrapped by XL Group and received a AAA rating from Fitch.
Asset Technologies provided loan performance and deal cash flow modeling services, and assisted with structuring the transaction. In addition, Asset Technologies worked closely with the rating agency and wrap provider to facilitate the deal.
In an effort to monitor the transaction after closing, La Hipotecaria began an OnRAMP subscription that has since expanded to include their entire mortgage and personal loan portfolios in Panama and El Salvador as well as 4 MBS deals and 1 ABS deal. Their OnRAMP report suite currently includes 38 reports ranging from historical loan performance analyses (i.e. Vintage and Migration), to MBS tranche valuations (i.e. discounted projected cash flows) under various loan performance and macro economic assumptions. The report suite includes a fully functioning cash flow projection model loaded with current data that can be used to explore variations of the assumptions that drive the valuations.
With their OnRAMP subscription in place, La Hipotecaria was able to transition seamlessly from deal execution to monitoring as subsequent securitizations were undertaken. Each deal is monitored with the same set of reports allowing for meaningful comparisons between deals.
